But there are a lot out there that does not know what they are doing and when I am selling the home and the buyers agent has the buyer use their own lender or refer them to someone else it becomes a mess for us. As for nightmares, lots and lots. I m not going to lie to you. We may have 1 smooth transaction out of every 10. Alot of times the clients don't know about the inside issues a Realtor deals with. We try to fix the problem first. Betty,

I would be so happy to get one Lender to close on time.....Meaning the date on the contract. Is anyone out there?
